Working with Industry in East Preston explores key challenges and opportunities concerning the interaction of urban industrial activity with surrounding land uses. Four guiding principles drove the development of an Action Plan to redefine the scope, form and direction of planning for these areas, and tailor interventions to leverage maximum benefit for all users. These are Safeguarding Space, Empowering Users, Rethinking Form, and Improving Access.

Safeguarding Space
This page looks at the first principle Safeguarding Space. It examines the current separation of land uses across our study area and how intervention now can ensure existing and emerging occupants across both the business and resident community are appropriately catered for into the future. Safeguarding Space
Given the bifurcation of current land uses in our site, there is a significant opportunity to evoke creative solutions to improve the compatibility of land uses, particularly industrial and residential. Mixed use zones could provide the necessary infrastructure to support more co-location of different development types, however, rezoning will need to be supported by appropriate strategies to deliver a genuine mix of uses.

We suggest micro-zoning at a precinct level, that purposefully retains some industrial land while making provisions for the inclusion of other land uses. This diversity will have wider community benefits, such as improving the current amenity of the place and encouraging greater permeability through the space.

Multiple configurations can be explored that deliver different co-location options that respond to place-based land use requirements.

A possible use for the retained industrial land could be to establish a multi-storey complex that incorporates existing businesses, but also accommodates emerging ones. The added implementation of minimum performance standards can ensure more sustainable usage and practices to reduce adverse effects on surrounding users of the space.

Further incorporation of the natural environment, while beneficial for amenity and cooling, could also functions as a buffer for any noise and air pollution that may come from the site.
