Site Programs
The proposal creates a cohesive mixed-use precinct combining industry, housing, and commercial life. A furniture factory along the main road acts as both a productive hub and a noise buffer. Behind it, the residential building offers creative-residential units as well as one-and two bedroom apartments, fostering a strong live–work community. Level 1 includes shops and a showroom that activate the courtyard, linking production with display and daily activity. A carpark and loading dock below support efficient operations. Overall, the precinct integrates making, living, and retail into a vibrant, sustainable urban environment.

Ground Floor Plan
The ground floor plan illustrates how vehicles and pedestrians move through the site, along with the surrounding context. The carpark sits beneath the courtyard and is sleeved by the surrounding buildings, while pedestrian access is positioned away from the main road to ensure safety.
